Been there, done that, still doing it! It will be much appreciated when you see the finished work, trust me. Too bad those floors didn't extend into the kitchen. We just refinished the floors in my parents rental house. We found more wood under neath the vinyl crap in the kitchen. Began to sand, and figured it out that it wasn't oak, it was pine. Cheap people back in the day! So we just covered it with some tile laminate.

How big is the house and what price range is it in, if you don't mind me asking.

My future wife is in the pictures. She's the girl in the kitchen, not the guy in the bathroom! We get married in March. I'm glad we're getting the house out of the way.

My buddy Jack helped us out with the bathroom; we owe him a lot. He gave me the sheetrocking lessons. You'll see him in the pics taking down the tile. Thank God that tile is gone.

I didn't cover up any of the wood floors. They took a beating while we were working on the house so I sanded them by hand and threw a couple coats of polyurethane on them. I'm hoping to rip up the vinyl floors in the kitchen and redo them. In reality, I'm hoping there's wood under there, then I may just do a section of vinyl near the sink/stove/counter area.

Hey Bobby. The house is a split level with a little over 2,000 sq/ft. It went on the market last year for $340,000 with an appraisal of $337,000. It sat on the market for a year, had a couple of interested buyer but nothing came through. The house kept dropping in price during that time and I snagged it for $280,000. From the pics you can tell that it isn't quite worth what they were originally asking. The reason I had so much work is that they had 4 kids, 9 cats, and 2 dogs. The house was rundown and disgusting.

Nice work. I've been there, done that with my parents houses in the past. It was always satisfying when it was all done...but I got tired of doing those projects so I bought my house brand spankin' new.

Little did I know yardwork was less fun than remodeling the inside. UGH.

Don't worry, the watermelon theme is gone!

UM, it's nice to be able to ignore my terrible grass. Indoor repairs are definitely a good excuse.

I got a good deal considering the median home price in Franklin is $347,990. The house we bought happened to be the cheapest we looked at. Most houses we were looking at were around $320k. Highest was $365k.
